Holcim Elevate Roofing Systems in Gastonia, NC

Two names, one roof. A warranty certificate in a Gastonia facility binder may say Firestone Building Products while the manufacturer now trades as Holcim Elevate. The owner wants to know whether the paper still means anything, and the answer starts on the roof, not in the binder.

Holcim Elevate is the current name of the commercial roofing business formerly known as Firestone Building Products. Older paperwork, labels and invoices may carry the earlier name, and a roof installed years ago can have either. We match the paper to the roof, then price the work.

Match the Paper to the Roof

A name change is not an error. It is a note in the file. We write both names on the first page, attach the original documents and list what each one covers: the system, the roof area, the term and the conditions. If a claim ever needs contact with the manufacturer, the file shows which company issued the document and when.

The owner's copy of the warranty governs. We read it before we touch the roof, list the duties in plain terms and put the dates on a calendar. Nobody wants to learn in the middle of a leak that a notice period ran out last year.

Product names inside the system change too. Membrane lines, adhesives and insulation boards are sold under brand names that come and go, so we record the description of each component as well as its label: thickness, color, seam type and attachment. A future reader can match the part to a current product without leaning on a name that may have changed again.

Identify the Systems on the Roof

The manufacturer's commercial range includes single-ply membranes of thermoset and thermoplastic types, rigid insulation, metal roofing and edge components, and accessories. A building with additions can carry a rubber membrane from one decade, a welded membrane from another and newer insulation from a recent recover.

We identify each roof area by core, label and record and mark it on the plan. Rubber EPDM and welded TPO behave differently under the same sun, and the findings are logged against the same area numbers from visit to visit. Components get lines of their own: board type, thickness, edge metal, fasteners and sealants.

Edge metal and copings are logged with material, joint type and fastening pattern. On older roofs, those parts often wear out before the membrane does, and they belong in the repair plan with a price beside them.

Spot Aging Before It Becomes a Leak

On older rubber, we look for seam edge lift, flashing shrinkage, cracked boots and worn walk paths. On older welded sheets, we look for chalking, pinholes at weld edges and tension at corners. Both can run many years when drains are clear and details are kept up.

What shortens life is usually local: a clogged drain that holds ponded water, a unit installed without protection, a curb flashing left open. Those show up in the photo log before they show up inside the building, and they are the cheapest items on the list when found early.

Walk paths and drains complete the aging check. Technicians who service rooftop units wear a route across the membrane, and the wear shows as scuffing or thin spots. We recommend walk pads where the route is regular and mark the location on the plan. Drains get a photograph every visit, because ponded water is the item most warranties limit.

Read the Roof Against Piedmont Weather

July in Gastonia averages a daily high of 90.7 degrees, and the year's precipitation totals around 44 inches. Charlotte, about 21 miles east, has recorded 104 degrees, and Rock Hill has a 106 record. Summer sun and rain age seams and sealants faster here than snow does, since Gastonia sees only about 1.2 inches of snow a year.

Storms add wind. Wind in the May 8, 2024 EF-1 tornado reached an estimated 110 mph; several buildings lost a little roofing and one East Gastonia warehouse lost part of its roof. We check edges, coping and fasteners first after a storm, and compare the photographs with the last set.

Walk Mills, Parks and Strip Centers

Gateway85, Gastonia Technology Park and SouthRidge Business Park hold much of the county's newer industrial space, and mill buildings such as the Loray Mill hold much of its older stock. Eastridge Mall sits at the center of a large retail strip. The county's buildings span more than a century.

Each walk identifies the system and layers, and the report states what was found. The same format covers a building near Gateway85 and one in Gastonia proper, so a portfolio reads in one style.

An older mill roof may carry no warranty at all, and the record still matters. For the Loray Mill, a five-story building inside a historic district, a roof file that shows what has been done and by whom helps a future buyer, lender or tenant. The same discipline applies in Lowell, where the Woodlawn Mill dates to 1848, and in Belmont and Cramerton.

Weigh Repair, Recover and Replacement

Local damage over dry insulation is a repair. Widespread wear over dry insulation may allow a recover. Wet layers across several areas point to replacement. The report lists a cost today and a cost of waiting for each path.

We also list what each path leaves behind. A recover leaves the old sheet in place and enlarges the next tear-off. A repair leaves aging material that will need attention again. With that on paper, the owner can pick the timing. A capital plan puts the choice on the calendar, and Versico and Johns Manville systems are handled the same way.

Heat affects timing. Installation windows run through the warm months, and a reserve plan that sets a replacement in late spring gives crews time to order materials before storm season. We put lead times beside the decision date, so the owner sees when to approve and not just when the roof will fail.

Build the File the Manufacturer Will Ask For

A roof with coverage gets a warranty file that keeps the document, the installation records, each inspection and repair, and notes on work done by other trades. A one-page summary at the front lists the term, the conditions and the notice periods, so a new facility manager can read it in two minutes.

A dated photo log and a findings list come out of every visit. Each repair adds the product used, the method and the weather. If the manufacturer asks for maintenance history, the answer is already organized and nobody has to rebuild it from invoices.

The blunt line: a claim is decided on the file. We keep the file so the day a leak appears is not the day the paperwork gets built.

Commercial Roofing Questions

Is Holcim Elevate the same company as Firestone Building Products?

It is the current name for that commercial roofing business. Older paperwork may use the earlier name, and we note both in the file.

Do you install and repair these systems?

We install and repair the single-ply and related system types the manufacturer supplies, with products and warranty terms taken from the owner's contract.

Is my old warranty still good?

The document's own terms decide, and we read them with you. The roof's condition and records matter either way.

What if I cannot find the paperwork?

We identify the roof from cores and labels and build the record from the field. That is a second opinion on what you own.

What do I get after a visit?

A photo log with dates, a findings list that prices acting now against waiting, and refreshed ratings.
